7 Steps To Buying Your New Home

7 Steps To Buying Your New Home
Buying a home can feel daunting but with over 20 years of sales experience, I am here to help you not only find your dream home but to serve as your advocate through the entire process. My goal is to deliver a home-buying experience that ensures you make a smart investment in your future.

1. Get Pre-Approved For A Mortage

Getting pre-approved for a mortgage helps you determine your budget so your real estate agent shows you homes that are within your price range. Start with your local bank or visit William Raveis Mortgage to get a preapproval. William Raveis offers competitive interest rates as low as 3.000% (4.707%APR) for a 5/1 (30 Yr) ARM Conforming.

2. Book An Appointment With Doris

We will discuss your needs and preferences and determine your ideal location and price range. I will send you matches based on your criteria and together, we will formulate a plan that will find your ideal home in a timeline that works for your family. When you are ready, contact Doris to set up an appointment.

3. View Homes

I will arrange for you to view your preferred properties based on your schedule. Typical showings are 30-40 minutes. We want you to get a good feel for what could be your new home, and have plenty of time to ask questions.

4. Make An Offer

If you fall in love with a home, it is recommended that you make an offer right away. Your offer will be based on your budget, the market, the home’s condition, and how motivated the seller is to make a deal. Your offer letter will include your starting price, how much you plan to put in escrow, and any contingencies your require (i.e. home inspection and appraisals) that will protect you should you decide to walk away. You offer is also contingent upon mortgage approval; that’s why getting a pre-approval is a critical step in securing your new home.

5. Wait By The Phone

Offers are typically negotiated the same day they are made. If the property has multiple offers, we may need to act quickly so keep your mobile phone at the ready.

6. Under Contract

Once your offer is approved, the home will be placed under contract. Next, you start the process of getting your loan approved, hiring a real estate lawyer, securing the appraisal, and hiring a home inspector. With those elements complete, you’re ready to close on your home.

7. Closing Day

Before you get the keys, you may do a walkthrough of the home, but you will be inundated with closing papers. Don’t worry, your lawyer will manage all your details; just get your pen ready! When done, you’ll be a homeowner and I’ll be around to congratulate you on one of the most important purchases you’ll ever make.
